Legionella & L8
Compliance Upgrades
Remedial works to bring commercial cold water storage tanks up to ACoP L8 and Water Fittings Regulations standards, so your building is safe and compliant.
Many commercial water tanks were installed long before today’s standards. A Legionella risk assessment or tank inspection will often flag problems such as an ill-fitting lid, unscreened vents, poor insulation, stagnant water or a tank that’s far too big for how the building is used now. Express Water Tanks carries out the remedial works needed to put those findings right, for hotels, office blocks, apartment buildings, property managers and public sector buildings.
Common Compliance Issues We Fix
- Lids and covers – replacing missing, damaged or poorly fitting lids so the tank is sealed against light, insects and debris
- Vents, overflows and warning pipes – fitting insect screens and correcting overflow arrangements
- Insulation – insulating tanks and pipework to help keep stored water below 20°C and protect against frost
- Stagnation and low turnover – cross flow installations that move water through the whole tank, and replacing oversized tanks with correctly sized ones
- Byelaw upgrades – bringing older installations up to the Water Supply (Water Fittings) Regulations, including valve and pipework replacement
- Cleaning and disinfection – draining, cleaning and chlorinating tanks and pipework. See water tank cleaning and servicing
- Safe access – stainless steel and GRP ladders, handrails and roof edge protection so tanks can be inspected safely
Working From Your Risk Assessment
If you have a Legionella risk assessment or inspection report, send it to us. We’ll review the recommendations that relate to your cold water storage tanks, survey the installation and give you a detailed quotation with a risk assessment, method statement and estimated timescale of works to put them right. Where needed, a mains bypass or temporary tank keeps the building supplied while the work is carried out.
Who Is Responsible?
Under ACoP L8, the employer or person in control of a building, such as a landlord, managing agent or facilities manager, must assess and control the risk from Legionella. HSG274 recommends that cold water storage tanks are inspected at least annually. Our guides explain more: cold water storage tank regulations and how often should a commercial water tank be cleaned?
Upgrade or Replace?
Many tanks can be brought up to standard with remedial work, repairs or refurbishment and relining. Where a tank is badly corroded, leaking or oversized, replacement is often the most reliable way to achieve compliance. After a survey we’ll give you an honest recommendation.
